HPR: … Developers seeking to build affordable housing in Hawaiʻi reached a high this year of 35 project applications, according to the Hawaiʻi Housing Finance and Development Corporation, or HHFDC.
The agency administers the state's low-income housing tax credit program. So far, four of the projects have been funded, and there are more awards to come later in the year….
Future growth could come from changes at the federal level. The Trump administration's spending bill includes changes to the tax credit program, which can subsidize up to 70% of the cost of new construction of affordable units.
One estimate found that financing could add an additional million affordable rentals in the U.S. between next year and 2035, with 9,000 of those in Hawaiʻi….

HNN: … Murder in the second degree carries a sentence of life in prison with the possibility of parole.
However, because Hart is a multiple offender and the victim was over the age of 60, he could have faced a potential sentence of life without parole for the murder charge, as well as a 20-year sentence for the attempted burglary charge, and 10 years for the cruelty to animals charge, prosecutors said.
The state offered him a deal in court on Thursday to withdraw the motion for extended sentencing if Hart agreed not to file an appeal of his conviction, which Hart accepted.
Therefore, the type sentence he faces will include life with the possibility of parole.
Hart’s sentencing is set for the afternoon of Jan. 14, 2026.
The prosecution said on Feb. 23, 2020, Hart stabbed his 74-year-old mother multiple times, dragged her body to her bed, and then stabbed her dog.
